A CD is basically it.

A 6 month CD is currently paying around 5.21% APY.

A $50K investment for 6 months in a CD would get you $1302.50 in interest.

We are about to enter the world of nitpicking, but at least to some purpose.

A guaranteed return means risk-free. In this world, that means a U.S. Treasury bill or FDIC insured deposit such as a CD. It also means a fixed return as opposed to one which could change over the six months, such as a money market mutual fund.

When comparing returns between a bank deposit and a Treasury Bill, it is important to recognize the role that state taxes play. Essentially, state and municipal taxes are imposed on the bank deposit, but by law, not on the interest earned from Treasury securities such as T-Bills. [Thank the Supremacy Clause of the Constitution]

Very often, because the T-bill is exempt from state and local income taxes, the true economic return to a taxable investor is higher than a comparable CD. Moreover, some CDs carry fairly high penalties for early withdrawal, while a T-bill carries transaction costs. The more invested, the lower the transaction cost as a percentage of investment.

Of course, we aren't talking about a lot of money here over a six month period. If the yield advantage is .25%, then the pre-tax return advantage on $50k, is about $62.50. However, if your income tax bracket is high enough and the amount invested large enough, the T-bill may be the better choice even if the stated yield appears lower than the CD.

Search for a property no older than 1970 that's under market value but in decent area and with needs for new paint.
Put 5% -10% down payment depends on the price of the property (the higher price the lower down payment, the lower price the higher down payment).
Make sure you hire a home inspector (charge about $300 to $400) to be sure everything listed are ok (roof, plumbing, electrical, structural, insects). After the inspection, you just need new paint (in&exterior), new carpet or flooring and new stove & oven. Do not go over $5000 for the improvement. after you finish the improvement. Put your house right back on the market and sell it 15% over the market value.
Usually a house with new paint, flooring/carpet and appliances is a hot seller.
**BUT** make sure you do all those within a month (to avoid mortgage)... If you think you can handle this.... you will receive a really height return.
For the states of CA, NY & FL might be a bit risky since they have higher market value but it could still be done.
