I would like to know the present average investment return rate of real estate in america?

I am a foreigner. Would anyone please tell me, if I buy a house or an apartment in america and let it out, what the average investment return rate would like to be at present, with all kinds of taxes and costs deducted?

What good is an average to you? You have above average amount of legs, though you have 2!

Under 1 year: Almost always negative when including closing costs of the loans, property taxes, and real estate agent fees to sell the property again. This is true even in a fairly good period of growth.

10 year plan: Under current housing conditions.... you will break even if you plan on investing in the home for 10 or more years.

Between 1 and 10 years: Serious gamble. Very much depends on the area you purchase, the type of funding you use, the local economy (like jobs), and the local government (like education).

Note: Using foreign dollars, unless the US makes efforts to balance the budget, the USD will continue to fall. So, even if your real estate gains 100% over a 10 year period, if the USD collapses as much as it has over the last 7 year period, you may of lost money (depending on your own countries currency standings).
