I am new at being a landlord so i have a question.? |
my tenants are nasty. when i lved in the home it never had roaches and i mean bad roaches u see in day time. can I as a landlord evict tenant for being nasty and bring down the value of my investment? I am a lanlord also. Many of my tenants are nasty as well. It is really hard to legally kick someone out of your house. I don't think that would be basis to kick them out, although you would like to. What you can do is make them sign a contract that lists the things that are and are not acceptable. If they sign it, it is a legal document. It is also helpful to take pictures of the home before you rent it to someone, and have them sign off on it saying that is what the house looked like when they got the keys to it. It is also helpful, and prevents a future headache if you just call their previous landlords, and make them fill out a rental application with a $20 dollar fee (to check their credit) this is usually a good way to see if the potential renters you have a worthy of your time and your home. If they don't cough up the initial fee, and the information, you don't want them anyway because chances are they are hiding something. You can purchase credit reports, backround checks and judgments from previous landlords online. It is a great investment (plus they pay for it) and can save you a lot of time and money in the long run. Tenants are responsible for ensuring that they do not cause irreparable damage (other than normal wear and tear) to their unit. Being "nasty" will not necessarily bring down the value of your investment....it will just require a bit of cleaning :) Your question depends on the type of agreement you signed when your tenants moved into your rental. The problem is how could you prove it was you tenant who caused the problem? If you cannot prove it was his fault, then you cannot legally evict him. You have a duty to exterminate properly. |
